"Days on the Market" Homes Sales Data - Down for Northern Virginia

In information provided by MRIS (Metropolitan Regional Information Systems, Inc.), the number of "days on the market" (number of days from listing date to contract date) for Northern Virginia residential housing has been recently declining, which is good news. The latest data for November was 91 days.

Prince William County Home Sales for November - Up 116%

In information provided by MRIS (Metropolitan Regional Information Systems, Inc.), the number of residential housing units sold in Prince William County (not including Manassas, nor Manassas Park) for the latest period of record, November 1, 2008 thru November 30, 2008 was 726.  In the November data of 2007, the units sold were 335.  

Days on the Market [Number of Days from List Date to Contract Date] (November 2008): 107.

The leading category of residential units sold was 3-bedroom residential (non-condo/ non-co-op), in the price range of under $100,000  with 90 units sold.  There were 75 homes purchased in the category of 3-bedroom, $100,000 to $149,999 range.

The majority of transfers were of bank-owned (REO) properties.

"Average" Home Sold Price in Northern Virginia at $423,000 in Latest Survey

In information provided by MRIS (Metropolitan Regional Information Systems, Inc.), the "average" sold price for residential housing units sold in Northern Virginia (Fairfax County, Fairfax City, Arlington County, Alexandria City, and Falls Church City) for the latest period of record, November 1, 2008 thru November 30, 2008 was $423,088.  In the November data of 2007, the "average" sold price was $513,930.  

Units Sold (11/1/2008- 11/30/2008): 1100;     for 2007:  Units Sold: 1065; 
% increase= 3.29%;
Days on the Market [Number of Days from List Date to Contract Date] (November 2008): 91.

The leading category of residential units sold was 3-bedroom residential (non-condo/ non-co-op), in the price range of $250,000 to $299,999 with 63 units sold.

There were five homes sold in the range above $2.5 million ($2.5 million to 4,999,999).

15 Year Fixed Interest Rate = 4.93%
