COMPELLING FARMHOUSE GEM. Impeccably maintained and, graciously updated, the 3BR/2.5BA “Magnolia Hill” is a bridge between the past and the present. Originally built in 1880 and tucked into the foothills of historic Rectortown, Magnolia Hill sits on 1.13 acres and embodies the spirit of the Virginia countryside. It provides pastoral vistas from every window: rolling hills, golden pastures, horses, foxes, grazing cattle, wildflowers, and deep hued sunsets. A garden entrance that evokes an English manor home. A sweeping lawn bordered by a stone wall, footbridge, and sparkling creek. A sitting porch sheltered by the majestic namesake magnolia tree. A fenced rear yard, perfect for barbecues, garden parties, bonfires, and stargazing under the watch of a fallen oak and a rustic barn silo. At the same time, it provides a modern Kitchen with new quartz countertops and stainless appliances and is one of the first homes in the area directly wired for High Speed Internet and equipped with a home mesh network. The Living Room invites conversation with spacious seating, antique hardwood flooring and a wood-burning fireplace. The Kitchen’s bay window provides a spacious breakfast nook. A wood paneled den offers a second wood-burning fireplace with reclaimed mantle, perfect for cozying up with a period novel or streaming the latest Netflix movie. A main floor Laundry Room and half bath just off the den adds to the ease of day-to-day living. A timeless wood staircase with a patina rich banister leads to the second level where hardwood floors continue across the entire level. The upper level is highlighted by a spacious Primary Suite complete with a large walk-in closet, private bath, and a second, rear staircase leading back to the den. The two additional secondary bedrooms are large in scale and steeped in character with whitewashed beams, ample closets, and a generous and centrally located shared full bath. A walk-up attic offers extensive storage. An architecturally pleasing outbuilding/shed provides helpful storage for gardening and outdoor implements for an easy-to-maintain property. Magnolia Hill is ideally located within a fifteen-minute drive to towns of Middleburg, Upperville, The Plains, and Marshall. A ten-minute drive to Route 66 provides a manageable one-hour commute to Washington DC. Forty-five minutes to Dulles International Airport provides access for out-of-town guests or an easy gateway to international travel. Located in the heart of horse and wine country, just a few of the nearby attractions include Sky Meadows State Park, equestrian venues for boarding and riding lessons, the famed Upperville Horse Show grounds, countless award-winning vineyards and breweries, fabulous dining in the nearby villages and at internationally acclaimed Salamander Resort, fishing and tubing on the Shenandoah River, hiking on the Appalachian Trail and many historical sites. The following historic and architectural details regarding Delaplane Manor were furnished by Maral S. Kalbian, Architectural Historian & Preservation Consultant. Built for Channing Delaplane, Jr. in 1921 it’s located on land formerly a part of James Ball's large eighteenth century land grant, it was built near the site of the Summerset Mill, which was constructed for Hezekiah Turner in 1779 and burned in 1894. The two-and-a-half-story, seven-bay, brick Colonial Revival-style dwelling is covered by a side-facing gable roof with brick parapet end walls and arched dormers on the east side. Brick chimneys are located at the north and south ends of the house. A double-height, three-bay entrance porch is located on the east side of the house. The centrally located entrance, which has an elliptical fanlight, is flanked on each side by three 12 over 12 wood sash windows.
